Durham, NC — A groundbreaking addition to the University Hill neighborhood is set to redefine the concept of urban living in Durham. Crescent Communities, a prominent Charlotte-based real estate developer, announced on Tuesday the acquisition of a 6.5-acre site to construct NOVEL Hill, a mixed-use residential development aimed at combining modern amenities with a focus on the arts, innovation, and community connection.
The $200+ million project will introduce a five-story midrise complex featuring 400 residential units, including studio, one, two, and three-bedroom apartments, alongside 19 detached two- and three-bedroom townhomes. The first homes are projected to be available in late 2026.

• A 1,450-square-foot Sky Lounge with panoramic views, wine and beer taps, and a cozy fireplace.
• A clubroom featuring a makerspace for DIY and artistic endeavors.
• A 1,750-square-foot resort-style pool surrounded by greenery, chaise lounges, and a heating station.
• A state-of-the-art fitness studio with yoga rooms and modern equipment.
• A bike repair and rental station catering to cycling enthusiasts.
• Expansive outdoor patios with shaded seating, playground equipment, fire pits, grill stations, and even a putting green.
• A fenced dog park to cater to pet owners.
• On-site coffee shop Thousand Hills, offering local brews and community connection.
Additionally, the development will include art installations tied to the UHill Walls program, a walkable mural gallery with over 40,000 square feet of artwork, fostering Durham’s reputation as a center for creativity.

However, some community advocates have raised concerns about the potential for displacement and affordability issues as developments like NOVEL Hill cater to higher-income residents. The average rental rates in similar modern communities in Durham hover between $1,500 to $3,500 per month, which may exclude lower-income residents.
As Crescent Communities moves forward, questions about how the project will integrate with the existing University Hill community will likely arise. The company has not yet detailed if or how it will include affordable housing options in the project.
